| Buccleuch Property represents the commercial property interests of the Buccleuch Group and operates from offices in Edinburgh and London.
This Division of the Buccleuch Group has a current exposure to the commercial and residential sector of approximately £500 million, including joint ventures. The diversity of the business interests range from its stewardship of the commercial elements of our four principal Estates to significant property interests in Australia, the US and Europe, together with a substantial UK investment and development portfolio.
The core of the business is the directly owned investment portfolio which provides a secure income base and enables a higher risk profile to be adopted in other activities.
A summary of these activities is outlined below.
Investment - to generate cash flow into the business, with the ability to take a longer term view and add value through active asset management. The portfolio is actively traded to generate capital profits.
Development - an emphasis on undertaking projects directly or working in joint ventures with specialist operators, either in their local market or specialist sectors. Existing projects will generate sufficient planning consents for in excess of 1.5 million sq ft of accommodation to be developed over the next 5 years.
International – increasing our exposure outside the UK to benefit from the attraction of opportunities with higher yields and lower interest rates. The Company’s preference is to operate in joint venture with local specialists, adhering to fundamental property and financial principles.
Land Trading - generating capital growth from land acquisitions in rural and urban environments through the planning process. This capitalises on the substantial expertise gained from maximising value from the Group's rural estates and provides an opportunity to generate long term value to the Group.
Residential – Within current ownership is a land bank of at least 5000 units at various stages in the planning process and our objective is to capitalise on these over a period of years. Our development activities are focused on two principal joint ventures; Native Land was set up to focus on high quality Central London projects and Queensberry Homes to capitalise on existing land assets in the Central Belt and Scottish Borders. A residential investment fund has also been established to take advantage of the sector’s increasing popularity and strong growth prospects.
